“I can’t believe it!” I said after I hung up the phone.
Just a week ago, my partner and I had argued over whether we should purchase a property in the middle of the Arizona desert.
I had said there was no way we could sell it.
It seems I had made the mistake many people make when they think about rural vacant land.
I had assumed there couldn’t possibly be any value in a rural desert lot.
But it’s a truism that there is no such thing as worthless real estate.
Sometimes you just need to open your eyes to the opportunities around you.
Since that call, I’ve turned into a full-time land investor.
And I’ve never looked back.
But it wasn’t just this one deal that made me fall for land investing.

1. Land Is Affordable
Real estate is typically a huge investment, but you can often get rural vacant land for the price of an iPhone.
There are areas in the US where I regularly buy land for under $1,000 and many more where I can purchase land for under $10,000.
This means that just about anyone can afford to purchase a few investment properties and get started with land investing!
2. Land Is Profitable
If you know how to find properties at the right price, you can make a great return on your investment with rural vacant land.
On my deals, I typically walk away with a profit of 2-10x my original investment.
Of course, you have to do your proper due diligence, but it’s hard to argue with returns like this!
3. Land is Low Risk
It may surprise you to hear that, if done right, land investing can be a very low risk.
A big reason for this is the price point.
If you are buying land that is exclusively under $10,000, you know that you won’t lose much in a worst-case scenario.
Plus, you can more easily diversify your portfolio when you buy lower value parcels.
This way you are protected against market downturns in any one area.
4. Land is Maintenance Free
Most real estate investors have to spend time and capital improving and maintaining their assets.
This is not the case with rural vacant land.
All you need to do is pay the property taxes.
And these are often very low.
5. Land Has Little Competition:
Because so many real estate investors underestimate rural vacant land, there are few land investors out there.
But there is plenty of vacant land waiting to be bought!
This means there are more opportunities for new land investors than in other forms of real estate.
So, there you have it, the top 5 reasons that I love land investing.
Of course, you do need to understand how to buy and sell properties correctly.
More importantly, you need to know where to buy cheap land.
